Protected structure: development on a 0. 11 ha site approximately. The development proposes amendments to a previously permitted development (Dublin City Council reg. Ref. 3448/16) generally comprising the refurbishment and extension of the Parliament Hotel. The overall height of the proposed hotel extension (at no. 18 Exchange Street Upper) to the top of the plant room at roof level remains unchanged (22. 95). The development will consist of internal and external alterations to the parliament hotel as permitted including: – change of use of part of the ground floor from hotel use to retail use (60 sq. M); – partial reduction of the ground floor level by 0. 14 m; – and, reinstatement/ rearrangement of window openings. The development will also consist of the reconfiguration of: – permitted internal layout; – roof plant; – and the shopfront at ground floor level fronting onto lord edward street and exchange street upper. The development will also consist of internal and external alterations to the permitted hotel extension at No. 18 Exchange Street Upper including: the omission of the permitted basement level; the provision of attenuation tanks within the existing basement; the omission of 4 no. permitted hotel bedrooms at basement and ground floor levels; the reconfiguration of the permitted internal layout at ground to 6th floor levels including the provision of a bar at ground floor level; revised elevational materials to the northern elevation; revised window openings; and revised design of the main entrance onto Exchange Street Upper/ Copper Alley. The development also includes an extension of the hotel bedroom area at 5th floor level (10 sq.m) and alteration to the layout of the associated roof terrace; and, a green roof at roof level. The amendments will reduce the overall permitted hotel floor area by 409 sq.m and will reduce the overall number of permitted hotel bedrooms from 124 to 120. The development will also include all associated site development and excavation works above and below ground.
