RETENTION: (a) The proposed development will consist of the construction of an additional floor over the existing single storey (12.5 metres high), flat roofed tennis hall, presently comprising indoor courts 1 and 2, to provide two additional indoor tennis courts (totalling 1240 square metres gross floor space) at second floor level, and all associated site works and services, including two new access stairs from the adjacent tennis club building at second floor level (with new roof and roof lights overhead). This development will increase the height of the tennis hall parapet wall to 15.2 metres (to eaves level) and will additionally include a new pitched roof, with a roof ridge height of 20.3 metres and with roof-light features with a maximum height of 23.0 metres. The new pitched roof will match the design and materials of the pitched roof on the existing single storey tennis hall immediately to the south-east of the flat roofed tennis hall. The proposed development will also include new vertical windows in the centre of the north-eastern and south-western elevations of the redeveloped tennis hall (with obscured glass and a solid panel in the north-eastern elevation windows to prevent overlooking of properties to the north / north-east, and a sun louvre and a solid panel on the south-western elevation windows to prevent glare in the ground floor tennis courts). (b) The development to be retained consists of the retention of a staff gym area and a multi-purpose room (totalling 74 square metres gross floor space at second floor level in the existing three storey tennis club building.
