PROTECTED STRUCTURE – Planning permission for development at subject site which is bounded to the north by Portland Street West, to the south by a car park at Bond Street, to the east by Robert Street and to the west by Grand Canal Place/Pim Street. The development will consist of: 1. An extension (approx 446sqm) to the west of the existing Gravity Bar (approx 275sqm) located at the roof top of the Guinness Storehouse (overall height approx. 44.30m from Market Street South (approx 64.8m (OD)) to comprise: a new bar area and circulation space. 2. The provision of a four storey building (approx. 1600 sqm) referred to as the Hub building located to the west of the storehouse with an overall building height approx. 17.175m from Pim Street (approx 37.225m (OD)) and the overall height to the integrated flue approx. 18.375m from Pim Street (approx.38.425m (OD)) to provide staff facilities (including changing rooms and staff canteen/kitchen), storage facilities ancillary to the storehouse including archive space, retail storage, cold room and general storage. The Hub building will be linked to the storehouse via 3 floors of glazed links (at ground floor level, ground floor mezzanine level and first floor) 3.Provision of a packaged boiler plant (approx. 24sqm) north of the Hub building, overall height approx. 2.7m from Pim Street (approx. 21.850m (OD)) an external waste storage area (approx. 48sqm) and a keg storage area (approx. 48 sqm) provided between the Storehouse and Hub Building along the southern boundary of the external courtyard area. The construction of steel platform for mechanical services plant at ground floor level. 4.Internal modifications to the Storehouse Building comprising: the refurbishment/extension of existing staff changing, toilet facilities, store room, a new staff corridor west of the new staff facilities at lower ground floor level; provision of an internal access point to bridge link and staff corridor along the south west corner of the storehouse at ground floor and ground floor mezzanine levels (resulting in approx. 56 sqm new internal floorspace); provision of an internal access to the bridge link at first floor; removal of a redundant water tank to provide a kitchen, associated cold rooms/stores/plant and new toilet facilities at fifth floor (resulting in approx. 204 sqm new internal floorspace); and the construction of a steel platform for mechanical service plant and an extension of existing stair/lift core to service the bar extension (at sixth floor mezzanine level) (resulting in approx. 50 sqm new internal floorspace). 5. Demolition and/or removal of the following elements to the west of the storehouse to facilitate the provision of the Hub Building: part of the modern site boundary wall to the west of the storehouse at Market Street South and Pim Street; gates at western boundary along Pim Street; 3 no. portacabins; gas bottles storage at southern boundary; cold room facilities at northern end of western elevation of the Storehouse building. The existing boundary walls either side of the gates between Grand Canal Place and Portland Street West are to be demolished and replaced with steel railings. 6.The removal of the existing elevated pipework, pipes and columns located along the western boundary of the Storehouse, and linked to its west facade and the northern facade of the Malt Store. The making good of the points of contact at the west facade of the Storehouse and northern facade of the Malt Store following the removal of the piperacks. No further works/interventions are proposed to the Malt Store. 7. Provision of new sections of boundary wall at both sides of the proposed Hub Building (overall wall height approx. 4.075m/23.763m (OD)) at Pim Street and (overall wall height approx. 4.300m / 24.963m (OD)) at Market Street South. 8. Provision of 10 bicycle parking spaces. 9. Associated drainage works including reconfiguration of existing drainage arrangements in the yard to the west of the Storehouse, provision of an oil separator and an underground attenuation tank. 10.All associated site development works. The proposed development is located within a site which has an approved IE (Industrial Emissions) licence formerly referenced as an IPPC licence. The proposed development will not result in an increase of the output capacity at the brewery.
