The proposed development will consist of the demolition of Nos. 1, 2, 3/4, 5 and 6 Liffey Street Upper, Nos. 111, 112, 113 and 114 Middle Abbey Street and structures to the rear of 108-109 Middle Abbey Street (4,523 sq m gross floor area (including basements))and the development of a building of 9 storeys in height (with set-backs at Ground Floor Level on the western elevation, part of the southern elevation and the northern elevation (maintaining Hotel Yard),respectively, and set-backs at Sixth to Eight Floor Levels along the southern and western elevations, respectively ), over basement, comprising hotel and retail uses. The total gross floor area of the proposed development is 11,780 sq m ( including basement level). The development will also include: the erection of 4 no. internally illuminated signs ( 3 no. on the southern elevation ( measuring 1.05sq m , 3.17 sq m and 1.51 sq m respectively ) and 1 no. (measuring 9.45 sq m ) on the northern elevation ) ; the provision of a canopy to the main hotel entrance on Middle Abbey Street ; the provision of Juliette balconies from First to Eight Floor Levels on the northern , southern , eastern and western elevations and planter boxes on the southern and western elevations at First Floor Level; internal courtyard at First Floor Level; the maintenance of the existing vehicular and pedestrian accesses via Hotel Yard at ground floor level; pedestrian accesses via Liffey Street Upper and Middle Abbey Street; cycle parking ; associated lighting; associated site servicing ( foul and surface water drainage and water supply); the provision of SUDs measures, including attenuation tank and sedum roofs; all hard and soft landscaping; boundary treatments; changes in level; and all other associated site excavation and site development works above and below ground.
