The construction of a part two storey, part single storey 50 bed residential community nursing care unit (c. 4510sqm; total gross floor area) including; a courtyard garden; a production kitchen and laundry; ancillary support accommodation; an enclosed gated service yard incorporating a generator, electrical substation; waste marshalling stores and office area with a screened mechanical and electrical plant area at first floor.
The development will also consist of the upgrade to an existing vehicular entrance and access road off Ormond Drive into the site, installation of new services, the provision of a sustainable urban drainage system and new access roads and footpaths with associated hard and soft landscaping and parking for 70 cars and the reinstatement of an existing pedestrian entrance to the south west of the site to provide access to the site from the Tyone Road through the Hospital grounds and the provision of a controlled emergency access way and pedestrian entrance from the hospital into the site involving the formation of two new openings in the existing rubble masonry boundary wall to the south of the site. The development of this new 50 Bed Community Nursing Unit, and associated Landscaping / Parking, at Tyone, Nenagh is to provide elderly care accommodation containing 50 bedrooms, to replace the existing St Conlon’s facility which currently has a capacity of 27 beds.
The new 50 bed Community Nursing Unit is to be located on the 2.06 hectacre site , directly adjacent to the Nenagh Hospital campus, which has been selected to provide sufficient space provision for the construction of the new CNU and to also help alleviate the pressures on the existing campus car parking which includes both acute hospital and community services.
The new 50 bed build is made up of 2 No. 25 bed wards or households. Each household is further divided into two smaller sized households of 12/13 residents. Gross Floor Area of the overall build is circa 4510m2.
There is a central communal area (single story with Plant on top) which will house ancillary and support spaces such as the entrance areas, reception, lobby & foyer, catering facilities, reflection room, and a shared space (resident area) to include hairdresser room, clinical treatment room, visitor’s room and family overnight accommodation etc.
The accommodation includes a Palliative Care Suite with two dedicated bedrooms.
