Extension of Duration – PERMISSION & RETENTION – Development at a site of 0.6087 ha. The development will increase part of the Eccles Street (south) elevation of the hospital by one-storey to provide six storeys to correspond with the height of the existing west wing, plus extensions to existing floors resulting in an increase to part of the Eccles Place (north) elevation by one to three storeys to provide a maximum of five storeys plus rooftop plant. The overall gross floor area will increase from 18,433 square metres to 21,786 square metres, the development will comprise alterations and extensions to the Mater Private Hospital, comprising: the construction of an extension (28.4 square metres) to the Central Sterile Services Department (CSSD) within circulation space associated with the eastern car park at Level 00; the replacement of three number car parking spaces in the eastern car park at Level 00 with open plant areas and an additional 26 number staff bicycle parking spaces; the construction of a catering staff changing room (75.65 square metres) and two number stores (25 square metres and 28 square metres respectively) within the former western car park at Level 00; the installation of two number surface water attenuation tanks (41 cubic metres in total) at Levels 00 and 01 respectively; the infill of an internal courtyard area at Level 01 to provide an administration area (61.2 square metres) for the diagnostic imaging centre; the enclosure of an existing external plant area (117 square metres) at the north-west corner of the hospital at Level 01; the provision of six number public bicycle parking spaces at Level 01 accessed from Eccles Street; the infill of an internal lightwell area at Level 02 to provide additional floor area (42.6 sqm) for facilities associated with an operating theatre; the construction of an extension at the north-west corner of the hospital (facing Leo Street and Eccles Place) at Levels 02, 03 and 04, to provide additional theatre, ward and services facilities (681 sqm at Level 02, 347 square metres at Level 03 and 343 square metres at Level 04 respectively) [set back enclosed plant rooms will be positioned on the roofs of the proposed extension at Levels 03 (121 square metres) and 05 (101 square metres) respectively]; the enclosure of an existing external plant area (22 square metres) at the south-east corner of the hospital at Level 04; the construction of a single-storey extension (1,299 square metres) above existing roof level at Level 05 to the main hospital block, fronting Eccles Street, for additional inpatient and out-patient accommodation, plant areas and services; the construction of an extension (43 square metres) to the eye laser department at Level 05 on the west wing of the hospital; the installation of an external pipe gantry at Level 05 to distribute chilled water to air handling units; and the installation of a low-level metal screen, mechanical extract fans, a metal guardrail, and a solar panel array (26.9 square metres), all at Level 06. The development will also comprise: the demolition of an existing security hut on Eccles Place in order to provide a new pedestrian entrance and gate; the provision of a central atrium in the existing lightwell to improve the quality of the main reception; extensions and modifications to the existing front (south) elevation, surrounding the hospital entrance on Eccles Street, comprising the replacement of the existing stepped glazed element with a glazed conservatory [including extensions at Level 03 (13.2 square metres) and Level 04 (4.5 square metres) respectively], the installation of an entrance canopy at Level 02, the addition of a smoking shelter, the relocation of an external stair that provides access from Level 00 to Level 01, new signage and all associated site works above and below ground. The development for which RETENTION permission is sought comprises: the change of use of the former western car park (227 square metres) at Level 00 for ancillary hospital uses (including waste management, storage and bicycle parking); the construction of seven number storage/workshop rooms (92.3 square metres in total) in the former western car park at Level 00; the replacement of two number car parking spaces in the eastern car park at Level 00 with two number open plant areas (gas plant and reverse osmosis water plant respectively); and the installation of three number modular structures (53.8 square metres in total) in the eastern yard (to the rear of numbers 110-112 Dorset Street) at Level 00, providing additional hospital storage facilities.
